Remuera runs from Newmarket in the west out to Meadowbank and Ōrākei in the east, climbing from the shops on Remuera Road up to the ridge. Over the last 12 months the median sale price was around $1.91 million across roughly 420 sales, with a median of 44 days to sell (Source: realestate.co.nz suburb insights, REINZ data).
That median is a fair description of the suburb and a poor description of any house in it. Remuera holds two bedroom units and converted flats near the village at one end, and large sites on the ridge at the other, and the same street can carry both. Nothing about your lending is set by a suburb average, so the useful first move is to price the segment you are actually shopping in.
Remuera is one of the suburbs the Auckland Grammar School zone passes through rather than around. The school describes part of its boundary along Remuera Road and publishes a street by street list of in zone addresses, updated from time to time (Source: Auckland Grammar School). Two comparable houses a few streets apart can sit on opposite sides of that line, and the market prices the difference.
A zone changes what a property sells for. It does not change what a bank will lend you. Your limit still comes from the lender's servicing test and from Reserve Bank LVR and DTI settings (Source: RBNZ), so a zone premium has to be funded out of the same borrowing capacity as everything else, and stretching is exactly what a servicing test is built to measure. A pre-approval is for an amount and a property. In newer suburbs the second half is rarely interesting. In Remuera it often is, because the housing stock is older and the titles are varied.
Cross lease titles are common in the suburb's units and converted flats. A cross lease becomes defective when what is on the ground no longer matches the registered flats plan, which happens easily enough after a deck, a conservatory, or an enclosed porch. That defect has to be disclosed to a buyer's lender, and lenders have taken a cautious approach to it, which can reduce the pool of buyers able to obtain finance on the property (Source: Rainey Collins). Smaller units and apartments can also meet lender floor area rules and larger deposit requirements, which vary by lender.
