How it is worked out

What is left for the re-fix sets the rate.

  1. 1 year fixed at 4.05% on $150,000 $6,075
  2. 4 years fixed at 4.99% on $150,000 $29,940
  3. Interest left for the remaining 3 years $23,865
  4. $23,865 ÷ 3 years ÷ $150,000 5.30% a year

Example rates only, not current rates.

Nobody knows the future rate

The break-even is a yardstick, not a forecast. It tells you how far rates would have to move before the longer fix came out ahead, so you can judge whether that seems likely.

A simple sum on purpose

It works on the full amount with no repayments taken off, so you can check it by hand. On a full principal and interest schedule, the answer usually moves by a few hundredths of a percent.

Interest is not the whole picture

A longer fix holds your payment steady for longer. A shorter one comes up for review sooner, when you can make changes without a break fee. What suits you depends on more than this number.
